- It is fast. As
soon as you find the winning bidder, the down payment is in your hands
and the rest of the payment is all yours in just 28 days. You don’t

directly between you and the buyer therefore cutting the transaction
- It does not cost as much as selling through a real estate agent. Malaysian
realtors are known to be expensive - they take as much as 2% of the
total property transacted price. The auctioneer’s commission does not
quite cost as much as the real estate agent’s commission. And the
listing fees for the auction catalog are not quite as expensive as the
regular broker’s listings either. So if you’re looking to save on fees,
auction is your best option.
- You can sell your small, bizarre, or bad-condition house more easily. And
yes, we are referring to properties in "weird" areas like Sepang,

houses that are in poor condition. The regular home buying market in
Malaysia worships the homes that are huge, pretty, and close to the
major roads. If your house does not happen to be any of those, the
auction might help you sell it more quickly at a reasonable price. This
is especially true in areas like Penang or the Iskandar Region where
properties are expensive because land is scarce.
- Your auctioneer might sell your house more cheaply. Unless
your house is extraordinary enough to gather tons of bidders and high
bids, your house might not sell at your dream price, especially for a
profit. You have no full control ether of how much your Mont Kiara or
Bangsar house would finally sell.
- It might not be as cheap.
So the auctioneer is cheaper than the broker in Malaysia. And his
catalog listing is much cheaper than the regular real estate listings
either. But if your KLCC condo
does not sell on auction date, you’d still have to pay for the listing.
And that’s extra expense on your part that you’d have to cover. (Note:
this is common for properties and high scale projects like Seni Mont Kiara and Kampung Warisan).
- It can go a bit tooooo fast. That
is why you cannot just sell your house without a place to stay within
28 days after auction date. So make sure you are ready to move out and
with a place to move into while selling.
