If you’re looking to sell your home in Malaysia, chances are you’ve likely considered selling it through an auction house. We at Platteville Realty can help you - after all, selling a house at a Malaysian property auction offers less hassle and less cuts on commission fees (ideally). But then again, should you really sell your house through an auctioneer especially when you are not present in Malaysia?

Just as with anything, there is a disadvantage to couple an advantage especially when you are investing at an offshore Malaysia property or elsewhere. And this is very much true with selling homes at an auction - especially when the property is in an urban area in Malaysia such as Penang or Kuala Lumpur. No matter how easy and quick it seems, the setbacks of auctioning your house might just outweigh the benefits it has for you. Malaysia realty can indeed be tricky.

So before making a decision, maybe you should read on and know what auction has in store for you – the good stuff and the bad stuff both – to know whether or not this selling method is for you or not. Here are the pros and cons of auctioning your home in Malaysia:

PROS:
  • It is fast. As soon as you find the winning bidder, the down payment is in your hands and the rest of the payment is all yours in just 28 days. You don’t have to wait long since the transaction is made to be fast and almost directly between you and the buyer therefore cutting the transaction time.
  • It does not cost as much as selling through a real estate agent. Malaysian realtors are known to be expensive - they take as much as 2% of the total property transacted price. The auctioneer’s commission does not quite cost as much as the real estate agent’s commission. And the listing fees for the auction catalog are not quite as expensive as the regular broker’s listings either. So if you’re looking to save on fees, auction is your best option.
  • You can sell your small, bizarre, or bad-condition house more easily. And yes, we are referring to properties in "weird" areas like Sepang, Dengkil and Rawang. And of course, if your property is in a hot area like Mont Kiara, KLCC or Bangsar then you won't have this problem! Most homeowners in Malaysia have problems selling their small houses, or houses that are in poor condition. The regular home buying market in Malaysia worships the homes that are huge, pretty, and close to the major roads. If your house does not happen to be any of those, the auction might help you sell it more quickly at a reasonable price. This is especially true in areas like Penang or the Iskandar Region where properties are expensive because land is scarce.
CONS:

  • Your auctioneer might sell your house more cheaply. Unless your house is extraordinary enough to gather tons of bidders and high bids, your house might not sell at your dream price, especially for a profit. You have no full control ether of how much your Mont Kiara or Bangsar house would finally sell.
  • It might not be as cheap. So the auctioneer is cheaper than the broker in Malaysia. And his catalog listing is much cheaper than the regular real estate listings either. But if your KLCC condo does not sell on auction date, you’d still have to pay for the listing. And that’s extra expense on your part that you’d have to cover. (Note: this is common for properties and high scale projects like Seni Mont Kiara and Kampung Warisan).
  • It can go a bit tooooo fast. That is why you cannot just sell your house without a place to stay within 28 days after auction date. So make sure you are ready to move out and with a place to move into while selling.
